On-Site Residential Property Manager Licence

Course outcomes and pathways

For licensing purposes the work of an onsite residential property manager generally includes carrying on business as an agent for:

Students undertaking the course take approximately 6 to 10 weeks to finish. However, there is no time restriction, students may choose to complete studies sooner.

A Statement of Attainment plus Academic Transcript will be issued to students upon completion of the course.

In order to qualify for an On-Site Residential Property Manager Licence, persons must provide evidence of attaining the following 10 units of competency. These units of competency come from the Property Services Training Package (CPP07) but do not make up a full qualification. The underpinning knowledge must be based on New South wales law.

  • CPPDSM3019A - Communicate with clients as part of agency operations
  • CPPDSM4080A Work in the real estate industry.
  • CPPDSM4005A Establish and build client - agency relationships
  • CPPDSM4006A Establish and manage agency trust accounts
  • CPPDSM4007A Identify legal and ethical requirements of property management to complete agency work
  • CPPDSM4010A Lease property
  • CPPDSM4015A Minimise agency and consumer risk
  • CPPDSM4016A Monitor and manage lease or tenancy agreement
  • BSBRKG304B Maintain business records
  • BSBLED401A Develop teams and individuals.

Students undertaking the course take approximately 2 - 4 weeks to finish. However, there is no time restriction, students may choose to complete studies sooner.

Legislative and licensing requirements

All applicants for a personal licence must satisfy the Commissioner for Fair Trading that he/she is:

  • at least 18 years of age
  • a fit and proper person to hold a licence. Any person in partnership with a licensee in a property agency must also be a fit and proper person
  • has the qualifications required for the licence
  • is not a disqualified person
  • has paid the relevant contribution to the Property Services Compensation Fund.

The cost of applying for a Licence with the Office of Fair Trading is $443.00 (as of June 2010)

Training and assessment

There are a combination of assessment activities and tasks requiring written responses. Activities require short answers and are designed to test knowledge. Assessment tasks provide scenario’s that require you to demonstrate you can transfer the knowledge into relevant workplace situations.

Completed assignments are uploaded onto the website for marking – there is a 2mg upload limited, or you can email your assignment to us.

Assessment is competency based, ie you are either competent or not yet competent. Assessment is conducted within approximately 48 hours of submission.

You may be eligible for recognition of prior learning (RPL). RPL is the formal recognition that your current knowledge and skills meet the requirements of a given unit of competency. It does not matter how you achieved your current level of knowledge and competence – formal training, on-the-job training, self study, work experience, life experience. What does matter is that you are able to provide evidence that your knowledge and competence meet the requirements of a particular unit of competency (competency standard). When you have provided this evidence and it has been accepted as proving your knowledge and skill in a particular area, you will be given credit for a specific competency without having to engage in further study.
